The hotel is situated in Schio, one of the richest and most productive Italian cities.

The building (North, East, South, West facade) is located in a prestigious residential area of the city (Z.T.O. B), 600 m from the Civic Theatre and the Court, 650 m from the middle school, 1 km from the Railway Station, and 1.3 Km from Rossi Square and the Cathedral. Other important structures within 600 m are: the "Alto Vicentino" bank in front to the hotel; the Carabinieri and the Guardia di Finanza to 120 m; the "Sacro Cuore" Church, the Cinema Theatre "Pasubio", and tennis courts to 150 m; the Sport Centre of the CONI to 250 m; the kinderkarten to 250 m; the Post Office and the Tax Office at 600 m. The hotel is linked by a bus to various points in the city and surrounding villages.

The hotel is situated on via Maraschin, a high traffic street, connecting Schio to Trentino region and Pasubio mountains, and enjoys all the advantages of a city center, without the problems of parking and moving in the central core of the city. At the same time the hotel is isolated from other buildings and surrounded by a park of 8611 ft²/800 m² (see also the FC/52 PRG) and the hotel garden.

From the building windows we can enjoy a beautiful view of the Novegno and Summano mountains.

The hotel is one of two unique hotels in the center of Schio.

Total Building Surface 6867 ft² on 11700 ft² of land owned

The total area of the building (see the plans) is of 6867 ft²/638 m², with a ground floor of 2217 ft²/206 m², two floors of a 3380 ft²/314 m² total area, a cellar floor of 689 ft²/64 m², and a sun terrace of 581 ft²/54 m².

The land of the hotel measures a total of 11700 ft²/1087 m² and is divided into terraces and parking for approximately 5705 ft²/530 m², and a garden of about 3767 ft²/350 m².

Current standards allow significant expansion of the building according to the energetic technologies used.

Energy Efficiency with New and Technologically Advanced Systems

The building has been completely renovated in 2013-2014 on the projects of eng. Andrea Spanevello as to regard the energy efficiency, of eng. Adolfo Greselin as to regard the floor structure, and of per. ind. Valter Fasolo as to regard the electrical system.

The air conditioning and heating systems have been installed by the Bruno Collareda - Termoimpianti company.

The building was equipped with two independent computer controlled heat pump air-conditioning systems Daikin VRV RXYQ8PR and Daikin Multisplit 4MXS68F3V1B, for the air conditioning on the ground floor and rooms, individually or collectively, and for the setting of the temperature maxima and minima limits (see in the top right picture of the electrical panel ).

The hotel is also equipped with a Weishaupt gas heating central system to provide hot water and heating to traditional radiators of the ground floor and all 13 bathrooms and corridors of the building. A boiler of 400 L keeps the hot water ready for use with a recirculation system.

The walls were provided with an exterior 12 cm thick thermal insulation implemented by Alessandro Maddalena MALC company.

The window and door frames were produced by the Gaspari company in aluminum with thermal break. The stained glass windows are low-emissive and the blinds are made of high density aluminum.

The roof has been completely redone and insulated with 2.5 cm thick wooden planks, a bituminous coat, and an expanded polystyrene layer by Marco Corte company. The attic of 1679 ft²/156 m² is accessible from the ramp of stairs.

The Electrical System

The electrical system has been developed by the Melchionno Marco company (see the electrical panel), on the project of per. ind. Valter Fasolo (see the electrical system plan), with the best components on the market (Schneider e Vimar).

A domotic system controls the motorized roller shutters of the ground floor, either individually or all at once (see electrical panel at the bottom right), and can be used for the automation of other devices (lighting, temperature control, etc.).

The building was equipped with a videophone.

Class B Energy Performance

The use of advanced technologies and materials gives a very high building energy insulation, certified in Class B Energy Performance, and an Energy Performance Index (EPI) of 40 KWh/m²a.

Internal Structure

On the ground floor there is a lounge of 1076 ft²/100 m² (see also hall a and b, and the entrance). The floor is tiled with Century rectified and polished 60x60 cm ceramic. The ceiling is made of old chestnut boards sandblasted and treated with a woodworm and impregnating liquid. The large white beams, realized along the walls, are very useful to accommodate the electrical cables, the air conditioning pipes and any other service devices.

Also on the ground floor there is a kitchen of 215 ft²/20 m² with a large window and a veranda, and provided with some equipments (steel Falmec hood with 800 W of power, a 6-burner stove, a sink, a counter refrigerator, various steel furniture, a slicer, etc.).

On the ground floor there are also three bathrooms and two service rooms of 484 ft²/45 m² total area , which you can use as reception and office, etc.

On the first and second floor there are 10 very luminous bedrooms (see some example a, b, c, d, e, f, g) of surface area ranging from 172 to 258 ft² (16 to 24 m²), all with private bathroom. The rooms are all equipped with air-conditioning heat pump and the bathrooms are also equipped with heating radiator. Six of the ten baths are windowed.

The floor has been redone in wood, and soundproofed with a sound absorbing mat by the Top Legno company. For 3 rooms we maintained the valuable original wooden floor with an appropriate sanding and treatment.

The rooms are furnished and equipped with a telephone and a Samsung large flat panel TV.

The cellar floor has a total area of 689 ft²/64 m² with two large rooms, a boiler room and an utility room.

Outdoor spaces: terraces, parking and garden

The building stands on a plot of 11700 ft²/1087 m² divided between the front terrace (paved with 8 cm thick Fenice Tegolaia bricks) and the car parking at the rear, with large terraces, that wrap around the building, and a garden with a pergola of vines and kiwi..

The land opens to the north on Maraschin street, is flanked to the east by a green park of 8611 ft²/800 m², and isolated to the south by the Roggia Maestra canal, which conveys water from the Leogra river.
